Company Introduction
Allco Commercial Real Estate Investment Trust (“Allco REIT”) is a
Singapore-based real estate investment trust managed by Allco (Singapore)
Limited (“Manager”). The key objectives of the Manager are to deliver regular
and stable distributions to Unitholders, and to achieve long-term growth in
such distributions and the net asset value per Unit in order to provide
Unitholders with a competitive rate of return for their investment. The
Manager’s principal investment policy is for Allco REIT to invest primarily in
real estate and real estate related assets in the office and retail sectors in
Singapore, other parts of Asia and Australia.
Allco REIT will provide Unitholders with exposure to direct and indirect
interests in a portfolio of high quality and well located commercial
properties. Allco REIT will have an initial portfolio consisting of:
· a 100.0% interest in the China Square Central Property, Singapore, comprising
a grade “A” office tower, a retail complex and car park at 18 Cross Street and
two rows of conservation shophouses at 20 and 22 Cross Street;
· a 50.0% interest in Central Park (Perth), Australia. Central Park (Perth) is
a “premium” grade, landmark office tower and is located at St George’s Terrace,
a pre-eminent business address in Perth; and
· an investment of A$48 million (S$59.3 million)(1) in Allco Wholesale Property
Fund (“AWPF”) which has a 50.0% interest in Ernst & Young Centre, Sydney,
Australia, 50.0% interest in the World Square Retail Complex and Public Car
Park, Sydney, Australia and 100.0% interest in 222 Exhibition Street,
Melbourne, Australia. The Manager expects Allco REIT’s investment to represent
an interest of 15.7%(2) in AWPF.
Based on the Offering Price of S$1.00 per Unit, the annualised forecast
distribution yield for the period 1 March 2006 to 31 December 2006 is 5.77%(3)
and the 12 months ending 31 December 2007 is 5.90%(3).
